Project Overview
IFI was appointed to support Newlon Housing at Station Square, a higher-risk residential building requiring passive fire protection input across the full RIBA Stage 3–7 process.
The role included design-stage review, approval of passive fire protection details, construction-phase inspection management, completion reporting and post-completion support.
The project required a structured approach to reviewing, inspecting and recording passive fire protection works and associated compliance evidence.
Scope of Services
IFI’s role included:
- RIBA Stage 3 design review and early technical support
- RIBA Stage 4 review of passive fire protection details
- RIBA Stage 5 construction-phase inspection management
- RIBA Stage 6 final review and sign-off reporting
- RIBA Stage 7 post-completion support and remedial close-out
- Review and approval of passive fire protection details
- Inspection of fire stopping, compartmentation and relevant interfaces
- Fire door and doorset inspection support where required
- Review of installation evidence and supporting documentation
- Defect tracking and close-out reporting
- Final sign-off reporting
Project Outcome
IFI supported Newlon Housing by providing passive fire protection review, inspection management and final reporting across RIBA Stages 3–7, assisting with compliance evidence, construction quality monitoring and project close-out.
