Project Overview
IFI was appointed to support Southern Housing on Free Wharf Phase 1, a higher-risk residential development requiring coordinated passive fire protection input across the design, construction, completion and post-completion stages.
The appointment included management of the inspection process, review and approval of passive fire protection details, site inspection of installed works and final sign-off reporting.
IFI also supported the pre-occupation fire risk assessment and subsequent fire protection remedial works, helping the client manage compliance evidence and close-out.
Scope of Services
IFI’s role included:
- RIBA Stage 3 review and early fire protection coordination
- RIBA Stage 4 review of passive fire protection details and proposed specifications
- RIBA Stage 5 construction-phase inspection management
- RIBA Stage 6 completion support and final reporting
- RIBA Stage 7 post-completion remedial support
- Review and approval of relevant fire protection details
- Inspection of fire stopping, compartmentation and associated interfaces
- Fire door and door set inspection support
- Pre-occupation fire risk assessment support
- Remedial item identification, tracking and close-out
- Review of supporting evidence and handover documentation
Project Outcome
IFI supported Southern Housing by providing fire protection review, inspection management and close-out reporting across RIBA Stages 3–7, including pre-occupation fire risk assessment support and remedial works management.
